Can a foreigner buy property in Cancún?

Yes. The coast sits inside the “restricted zone” (50 km from the sea), so foreigners buy through a bank trust (fideicomiso) or a Mexican company. We explain which one fits your case and a notary formalises the purchase.

Are prices in pesos or dollars?

Every price is shown in Mexican pesos and US dollars. Many listings in the area are quoted in dollars; the final peso amount depends on the exchange rate on the day you pay.

What costs are there on top of the price?

Acquisition tax, notary fees, an appraisal and, if you buy through a trust, the bank’s setup and annual fee. Before signing you get a written breakdown of every item.
